I worked in real estate in the 80's and this was always the case. If you showed a house to a client, they were attached to you for a commission if they bought it even if it were from another real estate agent. In fact, they could not even buy it from the homeowner directly until the listing agreement expired. I'm not sure why you're saying this is a new law. I mean I'm sure you are correct but it seems that this was always the case.

The problem isn't what you can see but what you can't see. You want a home inspector to see all the different stages of a home being built not just the final finish because homebuilders can get away with a number of costly shortcuts for a future homeowner.

We are looking to get one of these. They’re going for the same price as a lot of older homes in our area because the market is just red hot, everything sells immediately and for over the asking price. Went to an open house for a 240k ranch built in 1997 that already had two offers from last night when it hit the market. It’ll probably go for 260k, we can get better price per sqft for a new built DR Horton home here. And for 10-20k more get more bells and whistles to make it more worth it to my husband and I as first time home buyers. They’re also going to do our VA loan for a whole percentage point cheaper (plus give us 1k toward our earnest cash since we are military). I’m not super pumped about it, it’s not perfect but it’s just feeling like the best choice for us given the market and the fact that all we really want is to get out of renting our home.

I brought a Dr Home a year ago. My warranty just ended last month. I hired an inspector and he only found small things and said the house is well built. I brought a Dr Horton because I wanted a new home and couldn’t afford to pay double for the same square footage. I’m praying that I don’t have major issues with my home. But, at the end of the day I have no regrets from living within my means.

I had to watch the game on ESPN, due to ABC not being on dish. Having to listen to those women and their guests yacking totally ruined the game for me!!

Correct, the cleanout is not a bathroom but it does tell the future contractor the location of the shit pipe. Why are these stub outs so important? You are still spending a premium to install a bathroom and the work needed to plumb it exactly where you want it (rather than where the builder puts it) doesnt add THAT much cost. Sure it does add some cost, but it gives the homeowner the freedom to use all the floor space in their basement, and never let any of that valuable square footage go to waste - because of the locations of drain stubs that MAY never be used. Playing devils advocate to you're point, don't mean to be a prick, and would genuinely like your thoughts on my thing.
